5 Useful Tips To Get That 5 Star Review on AirBnB
A lot of local families and individuals move out of their homes for the weekend and rent to guests via Air BnB. This is a fantastic idea and easy revenue, as guests for the Goodwood events expect to pay a higher price over that period.
However, guests will expect a certain standard- and if you want to achieve those 5 star reviews every time- here are our top tips.
1. Be honest about your space
How many bedrooms are there? How many people does it sleep? Is it okay to bring pets? Will guests have the entire place to themselves or will they be sharing the house with you/your family members? Guests like privacy, especially if that is whats advertised. If you are renting a room and are a very sociable person- say so! I often speak to owners who love to put the world to rights over a glass of wine with their guests. Other prefer to keep to themselves. Mention this in your listing- if it’s important to you, it will be important to your guests.
Is your house a bit dated and in need of a lick of paint? Or are you situated right next to a busy main road? Don’t over sell. Be practical, modest and guests will not be expecting a luxury apartment. Instagram filters are tempting to make spaces appear light and brighter but remember to be honest about your space and guests will give you the review you want.
2. Make sure it’s clean
This may seem obvious but guests will notice if the fridge hasn’t been cleaned out or the dishwasher hasn’t been emptied. They will expect gleaming toilets and bathrooms and a sparkling kitchen. Make sure you reserve some time to get the house in order, or else call a local holiday lets cleaning company to come and help out (budget for this in your initial booking.)
If you are only moving out for the weekend, I would suggest removing family photos, any unfinished food or drink and any personal items you don’t want in view of the guests. It is unnecessary to completely empty your cupboards of food but make sure it’s tidy and clean and label anything private. I would suggest finding a cupboard in your home that you can put a lock on to, you can then use this to store your possessions, clothes or any dry food items/alcohol you want to keep out of sight.
Make sure the guests have clean, fresh bedding and towels provided. We suggest a bath towel and a hand towel per person. Remember to leave a fresh bathmat too!
My suggestion is to leave your home exactly how you would like to find an Air BnB you have rented- e.g. no curly hairs in the bath!
3. Guest necessities and niceties
You may not think about this when you are setting up your home for guests but don’t forget to leave your visitors toilet rolls (we suggest two per toilet,) hand soap, an extra bin bag, kitchen roll and washing up liquid. If you have a dishwasher, leaving a few tablets is always helpful.
Guests always remark when owners leave a little welcome gift. Now this doesn’t have to be extravagant but some tea bags, coffee, a pint of fresh milk and a packet of biscuits is a really welcome sight when you’ve had a long journey!
Other owners go so far as baking cakes, leaving a loaf of bread and butter, a bottle of wine or some locally sourced products. This really depends on your budget and the type of property you have.
Providing a few board games for rainy days is a nice touch, as well as toys and books if you have younger guests arriving.
4. Leave Instructions and Recommendations
Guests may not be familiar with the appliances in your home so it is sensible to collate a “Welcome Book” for visitors with all the instruction leaflets in. Remember to remind them about the heating or if there are any quirks about the hot water system or the television. If your drainage is temperamental, put up laminated signs in the toilets to remind guests not only put sanitary items in the bins provided.
Remember to leave your wifi code clearly written down somewhere obvious as it’s the first question you will get asked other wise!! If you are in a location with no wifi- tell guests on booking as this may be a deciding factor for them. You can also purchase a MIFI from most telephone providers that works as pay-as-you-go, that guests can use for the duration of their stay.
Recommendations for local events, restaurants and attractions is always a lovely addition! You can pick up leaflets from your local tourist information centre.
Leave instructions on how you would like guests to leave the property- be clear on check-out times and when guests can check in. Be clear on where to leave rubbish and recycling and where to park. These may seem over the top but all of these bits of information will help your guests stay go smoothly.
5. Be available to your guests- or nominate someone who can be!
Guests like to know that they have someone to contact should someone thing go wrong, get damaged or even just to thank for a lovely stay. Leave a direct contact number for either yourself or someone who knows the house. Guests may need help turning something on or may have a question about the WiFi- so be on hand where possible.
